About Us
The company is new. The hands doing the work are not.
For fifteen years we have built renovations, villas and private homes across Bali from the site side — as the people standing on the ground every day, not the ones filing reports from an office. That experience is what we carried into formal incorporation in 2026.
What changed is the structure: binding contracts, documented budgets, and liability that can be enforced. What did not change is the habit of inspecting work on site before it is closed up.
The working principle is single: every quantity, unit price and material specification is written down before work begins — and every change on site is approved in writing before it is carried out.

Method
Five stages, one sequence.
The same sequence applies to a small renovation and to a full villa. You always know which stage you are in and what it produces.

Consultation
Your needs, the site condition and the budget range are discussed openly. No cost, no obligation.

Survey & Budget
Site measurement, then a detailed cost plan broken down by work item, with quantities and specifications.

Contract
Scope, materials, payment terms and schedule agreed in writing before work begins.

Construction
Regular progress reports with site photographs. Quality checkpoints at every critical stage.

Handover
Joint inspection, completion of the defects list, then the maintenance period begins.
Quality & Safety
Checked before it is closed up.
Structural mistakes are almost always found too late — after the render and paint have gone on. We place checkpoints at the stages where they can still be corrected.

How long from consultation to breaking ground?
Typically two to four weeks. The site survey happens within days of the consultation, the detailed budget takes one to two weeks depending on complexity, then the contract is signed. We do not start work before the scope and budget are agreed in writing.
How are payments structured?
Payment is split into instalments tied to construction progress, not to the calendar. Each instalment is released after the agreed stage is complete and jointly inspected.
Can you build from another architect's design?
Yes, and it is routine for us. We work from your architect's drawings, prepare the budget against those drawings, and flag anything that needs clarifying before construction starts.
What happens if something changes mid-project?
Every change is written up as a variation, with its effect on cost and schedule stated, and approved in writing before it is carried out.
I live overseas. How do I follow the project?
You receive regular progress reports with site photographs, schedule performance and notes on the week's work. We also take video calls from site.
